We have many updates, resulting from last month's walk-thru of the community grounds:
Concrete Steps - All damaged concrete steps that were noted during the walk-thru have been replaced. (See example image)
Wood Repairs - A list of wood found to be damaged has been sent to a contractor for repair or replacement. (See example image)
Shutter Repairs - Many shutters that were discovered to be damaged/missing have been repaired/replaced, with some still in progress. (See example image)
Sidewalk Pipes - We have contacted the city's water department regarding uneven pipes in certain sidewalk areas, and have scheduled an on-site meeting to document the needed repairs. (See example image)
Retaining Walls - An inspection of the retaining walls around the community noted many areas in need of power-washing and sealing. We are awaiting a quote from the contractor.

You may have noticed that new mulch has been placed around the trees and bushes in the common areas of the community. This project actually comes a year later than usual, so we wanted to get it completed as early as possible in the season. It not only helps to improve the health of the soil, but also greatly enhances the aesthetics of the community.
We are awaiting confirmation of the dates for seal-coating and re-striping the driveway and guest parking area. In addition to the updates described in the March 2015 Update, repairs to the four central drains in the driveway area will also be made. Again, once the dates of these updates are scheduled, they will be posted here, and on the Calendar.
We have received complaints from fellow co-owners about the placement and filling of the garbage/recycling bins in the community on pick-up day (Monday). We understand that there is limited room for residents to place their bins, and the board has been in discussions with the city about the best strategy for bin placement, but a concrete solution has not yet been found.
In the meantime, we would like to remind all residents to refrain from over-filling their bins. If the lid of the bin cannot fully close, then the bin is too full. Over-filled bins not only cause problems for the garbage/recycling collectors, but also have the potential to create a mess in the community during high winds.
Breaking down boxes and other recyclables as flat as possible is recommended to save room.
