We hope that everyone had a safe and happy Thanksgiving.
Provided below are updates for the community projects during the month of November.
The board completed the Fall walk-thru of the Forest Creek grounds on November 14. The main focus was on building exteriors; including wood, brick, paint, shutters, and gutters. The board was very pleased with the overall condition of the property.
Some areas, however, were found that will require repair. There were a few spots where siding was found to be loose or warping. There were also a couple spots noted where a small area of brick was either chipped or broken away. Some concrete steps in the front of units were found to need immediate replacement, while others will be left and inspected again in the Spring. Board members also noted a few areas of concrete in driveway/parking areas that will also be re-evaluated in the Spring.
The board is working with Select Community Management to ensure the necessary repairs are scheduled with contractors as soon as possible, before the weather turns too cold. If any co-owner knows of an area that is in need of repair, they should always feel free to send a report to the board. If possible, it is recommended that a picture of the area be included in the message.
There were some areas noted during the Fall walk-thru where the gutters appeared to need cleaning and removal of debris. The board has voted to have all gutters throughout the community inspected and cleaned this month. Once the snow melts in the Spring, we will have the gutters inspected again, and cleaned as needed.
The board has approved the Forest Creek budget for 2016. With the end of the roof replacement project and no other major projects on the horizon, there will be no increase in monthly association dues this year. Coupon booklets for the 2016 payments will be sent out in December. Co-owners may contact the board with any questions about the budget approval process.
